THE
CHAMPIONS' CLUB RULES & REGULATIONS*
Definitions
A. Clubhouse Area – All the Area
enclosed by the outermost wall and fence that contains the pool/pool
Area, tennis, parking lot, lawn, landscaping and the clubhouse.
1. Pool Area – Any Area inside the fence that encloses the pool,
including the grill, outdoor fireplace and bathhouse.
2. Pool – the pool and attached spa.
3. Tennis Court – That Area enclosed by a fence that contains only
the tennis courts.
4. Clubhouse – The main building within the Clubhouse Area.
5. Veranda - The covered patio extending the full length of the
Clubhouse.
B. Member – Every person or family who
is a record owner of a lot that is subject by the Declaration to
Assessment by the CCOA and immediate family. Immediate family to
include: lot owner/parents, children (both resident and
non-resident), grandparents and grandchildren. In addition, up to 50
non-owner members from Fox Hollow Country Club as agreed to by the
Champions’ Club developer. See Article III, Property Rights, of the
CCOA documents for information on delegating member privileges to
tenants.
C. Guest – A non-member not permanently
residing in The Champions’ Club, but invited and accompanied to the
Clubhouse Area by a member.
D. Club Director – The Club Director,
at the direction of the Board
of Directors, is responsible for determining policy, rules and
regulations, liaison with all contractors and oversight of the
entire Clubhouse Area.
CLUBHOUSE OPERATION
These rules and regulations were established
to provide a set of guidelines for opening and operating The
Champions’ Club.
As the facilities are used and we receive
input from members, these rules will be modified over time.
A. Hours of Operation – All Areas are
normally closed from 9:00 pm to 6:00 am. Below are the hours of
operation, which are subject to change.
Monday through Friday 6:00am to 9pm
Saturday 8:00am to 8pm
Sunday 10:00am to 7pm
B. Admission – Admission to the
Clubhouse Area is authorized only to members of good standing (all
fees are paid) and bona fide guests. Specific regulations for
admissions are delineated herein for each facility.
1. Keys – in the form of a key card to the entrance/ main gate and
pool are available to homeowners from the Clubhouse staff during
normal operating hours. Cards are individually issued and, when
swiped at the Front Desk, identify the member with a photograph,
name and address. Key cards will only be issued to members, as
defined above, 16 years of age or older.
2. Responsibilities – It is the CCOA member’s responsibility to
comply with all rules and regulations within this instruction, as
well as any posted in the facility, while using the Clubhouse Area.
The use of any and all facilities at The Champions’ Club is at your
own risk.
3. Guests – To provide the opportunity or means for a CCOA member to
sub-grant on a temporary basis the use and enjoyment of the
Clubhouse Area to authorized guests requires the following:
a. Any CCOA member may bring guests into the Clubhouse Area. Members
inviting a guest must escort the guest to the Clubhouse. This will
help with parking on busy days. Members may bring up to six (6)
guests at one time for a total of no more than 10 in the party
(guests plus family members). If a member expects multiple guests
(more than six; parties of more than 10), a reservation must be made
in advance by completing and signing a Member Function Agreement
with the Clubhouse Front Desk staff. Reservations will be accepted
on a first-come, first-served basis with no more than two (2)
reservations per day per weekend. On weekdays, up to four (4)
reservations per day may be taken. The number of reservations taken
is subject to the review and approval of the Club Director based on
conditions such as the size of the group(s) and the expected overall
club use.
b. Guests must be signed in with the Clubhouse staff at the Front
Desk.
c. The Clubhouse staff has the discretion to expel any authorized
users and/or guests that do not follow the
rules and regulations of the Clubhouse Area.
d. Members are responsible for the activities of their guests while
the guests are in the Clubhouse Area.
e. Members aged 16 and 17 with key cards are limited to bringing one
(1) escorted guest only.
f. Member guests shall not be limited in the number of visits to the
Clubhouse nor will there be a charge for
guest use.
g. Use of the Fitness Center is limited to “members only” - 16 years
of age or older. No guest use is permitted.
Gate and Entry Devices
A. General
1. Gate devices (key cards) are not to be loaned to friends. They
are exclusively for the use of property owners and family members.
2. Members must not attempt to have other cars follow them through
the gates. Sensors are in place to ensure that the gate closes after
each vehicle drives through, and any following car is likely to hit
the gate and cause damage. The member will be assessed the full cost
of repairing any such damage to the gates. The CCOA will not be
responsible for any damage done to a vehicle.
3. Activate the gate device at all times using your key card.
4. If your key card is lost or stolen, report it to Clubhouse staff
immediately.
5. If your key card is lost, stolen, or broken, a fee of $5.00 will
be charged. For every subsequent replacement key, the charge will be
increased to $50.00.
B. Liability
1. Each user of a key card uses the device at his/her own risk. The
association is not responsible for vehicle damage.
Mopeds/Other Motorized Two-Three Wheelers
The above types of vehicles may drive on the Clubhouse driveways and
parking lots only if the vehicles are licensed and only by a
licensed driver. Use of any motorized vehicle on sidewalks,
walkways, grass areas and landscaping is strictly prohibited.
Recreational Vehicles (Motor Homes/Trailers)
Parking space in the Clubhouse Area is limited. Parking of RV’s
and/or trailers of any type are prohibited.
Bicycles
It is recommended that all bicycles be ridden on the bike/walking
trails/sidewalks where provided outside the Clubhouse Area. Bicycle
riders must yield right of way to pedestrians and obey traffic
signs, signals, and devices. Bikes are prohibited on Clubhouse Area
sidewalks, walkways, court surfaces, grass areas and landscaping.
Bicycles must be parked in the bike rack(s) provided outside the
Clubhouse. The association is not responsible for bicycle damage.
Skateboards
Skateboards are not permitted on the Clubhouse Area.
Golf Carts
Golf carts may only be operated on Clubhouse Area property by
persons with a valid driver’s license. Golf Carts are prohibited on
Clubhouse Area sidewalks, walkways, court surfaces, grass areas and
landscaping. Golf carts may be parked only in designated automobile
parking lot spaces. There is no access from the Fox Hollow Golf Club
cart path to the Clubhouse parking lot.
CLUBHOUSE AREA
A. General Rules
1. No pets shall be allowed at any time in the Clubhouse Area with
the exception of certified service pets. Any domestic animals or
wildlife posing a threat or nuisance should be reported to the
Clubhouse staff.
2. No live bands, DJs or stereos are permitted without approval of
the Club Director.
3. SMOKING IS PROHIBITED within the Clubhouse, veranda and pool deck
areas. The Clubhouse Area will be maintained as a smoke-free
environment.
4. Use of obscene language/gestures, disobedience of rules and
regulations and harassment of other members or the Clubhouse staff
can result in temporary or permanent expulsion from the Clubhouse
Area.
5. Users of the facilities are responsible for any damage by
themselves or their guests.
6. Children under age 16 must be accompanied by an adult member (age
18 and older) when using any Clubhouse facilities. Children under
age 16 may not have or use the key card to the Clubhouse facility or
pool area.
7. No deliveries will be accepted for clubhouse members by clubhouse
staff except by advance arrangement with the concierge or Club
Director.
8. No fireworks are permitted without the Club Director’s approval.
Exceptions are professionals engaged by the CCOA. Company contracts
with professionals should specify that fireworks are not permitted
after 10:00 p.m.
9. Clubhouse maintained dumpsters will not be used for personal
trash disposal or construction debris.
10. Soliciting - No manual distribution of non-community related
commercial advertisements or documents soliciting money is allowed
on property.
11. Firearms, knives and any other weapons are strictly prohibited
on Clubhouse grounds.
B. Specific Rules
There are specific rules and regulations governing each Area within
the Clubhouse Area in addition to those promulgated above for
general use. Infractions of these rules and regulations may result
in temporary or permanent expulsion from the Clubhouse Area.
1. Pool/Pool Area
a. Hours of Operation: same as Clubhouse hours.
b. Admission – same as admission to the Clubhouse. Please note that
there is an access gate directly onto the pool deck. Members must
check-in at the Front Desk when visiting the pool. Please do not
prop open the gates or permit access for guests or non-members via
the pool gates.
c. Use of the outdoor grill and fireplace is restricted to adults
and must be coordinated in advance with the Club Director. These
units are dangerous and improper or careless use can cause injuries.
Individual member use will be limited to two (2) hours.
d. NO LIFEGUARD ON DUTY! SWIM AT YOUR OWN RISK. Additional rules
posted poolside.
e. All persons are required to shower prior to entering the pools.
f. NO food or drinks are allowed within five (5) feet of the pools.
g. NO chewing gum is allowed anywhere within the pools/pool Area.
h. NO glassware is allowed within the pools/pool Area.
i. Children under the age of sixteen (16) years old must be
accompanied by a CCOA member, a person of the member’s immediate
family or designated babysitter. In any case, the person
accompanying the child under the age of sixteen (16) must be
eighteen (18) years of age or older. A babysitter must have valid
membership within CCOA, or the CCOA member must provide written
authorization with the sitter’s name, address, phone number and age
to the Clubhouse staff.
j. Proper swim attire is required to enter the pools. Cut-off jeans
and other non-swim attire will not be allowed.
k. Rubber rafts, inflatable toys, kickboards, balls and frisbees
will not normally be allowed in the pool. Face masks (non-glass),
goggles (non-glass), small soft toys and water wings may be
permitted at the discretion of the Clubhouse staff based on the
occupancy level of the pool and construction of the specific item in
question.
l. Use of life jackets or vests will be allowed for physically
challenged individuals as needed.
m. Roughhousing, running, wrestling, dunking, excessive splashing,
pushing, spitting and sitting on the shoulders of others are not
allowed in the pool/pool Area.
n. Spa - Children under the age of sixteen (16) are not permitted in
the spa pool.
o. Use of approved swim diapers are required at all times
for infants and toddlers.
2. Fitness Center
a. All exercise equipment is for use by adults and children over the
age of sixteen.
b. No guest use of the Fitness Center. Members only.
c. More specific rules may be posted in the Fitness Center.
3. Tennis Courts
a. Hours of Operation – same as Clubhouse hours, which are subject
to change.
b. Court time reservations are required on a first-come,
first-served basis for all CCOA members. Please limit court time to
90 minutes.
c. Children under 16 must be accompanied by an adult.
d. Courts are for CCOA members only. Guests must be accompanied by a
member. Proper tennis attire required.
e. Only tennis players are allowed on the court at any time. No
bicycles, skates or skateboards are permitted. The courts are not
currently set-up for other uses.
f. Court lights are only available during operating hours.
4. CCOA Web Site
a. CCOA web site newsletter is provided by CCOA for use by the
community.
b. The CCOA web site, www.championsclubfla.com, is for community
use.
c. Passwords/access to the web site is limited to members and
authorized personnel of CCOA.
C. Policy Violations
A uniform set of consequences are in place for any rules violations:
1st violation = written warning
2nd violation = a 30-day suspension of membership privileges
3rd violation = a 6-month suspension of membership privileges
A member may appeal any suspension of privileges in writing to the
Member Advisory Council. After one year without further violations,
the violations will be removed from his/her file.
The Board of Directors has
hereby established these Rules and Regulations pursuant to the
provisions of the Declaration of Covenants, Conditions and
Restrictions for the Champions' Club and the Trinity Declaration.
Such Rules and Regulations shall be binding upon the Owners, their
families, tenants, guests, invitees, servants and agents, until and
unless any such rule or regulation is specifically overruled,
canceled or modified by the Board of Directors or in a regular or
special meeting of the Neighborhood Association by the vote of the
Members holding a majority of the total votes in the Neighborhood
Association, provided that in the event of such vote, such action
must also by approved by Declarant, for so long as Declarant owns
any Lot or Dwelling primarily for the purpose of sale.

Repeated violations of the
aforesaid Rules and Regulations may lead to specific action as
stated under the Declaration of Covenants, Conditions and
Restrictions for The Champions’ Club, Article IX, Section 9.03.
