Amid hot sales, village of
Marabella first to sell out

MARCH 23, 2005

TRINITY, FLA. - All executive and estate homesites in Marabella have been purchased, making it the first village to sell out at The Champions' Club, a private golf-course community in southwest Pasco County.

The gated village of 36 homesites, many overlooking the 18-hole championship golf course at Fox Hollow Golf Club, featured homes by Greene Builders and Samuelsen Builders, says Dan Aldridge, vice president of Adam Smith Enterprises Inc., the commu-nity's developer. The average home price in the village was $550,000 including homesite.

With this news, Aldridge also announced that the nearby village of Floresta - where homes average $800,000 including homesite is approaching sellout. Just a third of the village's 50 homesites - most of which border the golf course, lakes or ponds - remain available.

Homes in Floresta must provide at least 3,500 square feet of living space. Floresta's selected builders include Bayfair, Costanza Homes and Campagna Homes. Each has opened a model in Floresta. They are:

  • Campagna's $1.5 million, 4,410-square-foot Villa Capri, which is a two-story, four-bedroom floor plan with game room and outdoor kitchen.
  • Costanza's 4,067-square-foot Bellemeade. This four-bedroom design boasts a detached guest house and is priced at $1.1 million.
  • Bayfair's $1.1 million Madrid is a five-bedroom, 4.5-bath design. The 4,200-square-foot home includes a study, game room and exercise room.

When completed, The Champions' Club will have 368 executive and estate homes in seven Mediterranean-themed villages. More than half of all homesites will border the golf course, while others will overlook nearly 45 acres of lakes, or conservation areas.

Homes in some villages must provide at least 2,700 square feet of living space, while other villages require homes with a minimum of 3,500 square feet of living space. Residential pricing ranges from the $400s to more than $2 million including homesite.

The Champions' Club will feature a Mediterranean-style clubhouse that will provide a catered dining area, state-of-the-art workout facilities, his-and-her locker facilities, a resort-style pool, sun deck and tennis courts.

The Champions' Club adjoins the $1.5 billion master-planned community of Trinity, also being developed by Adam Smith Enterprises.
